This guide explains a practical choice of inputs, a worked example and the assumptions behind the linked tools.
Read the quote convention
The same headline annual percentage can produce different payments under different compounding conventions. The Canadian semiannual mortgage tool assumes a nominal annual rate compounded semiannually and monthly payments at the end of each month. Check the actual lender terms first.
Convert the rate before the payment formula
For nominal annual quote j, the semiannual growth factor is 1+j/2. The matching monthly rate is (1+j/2)^(1/6)−1, because six monthly periods must reproduce one semiannual period. At a 6% quote this monthly rate is about 0.493862%, rather than 0.5%.
Keep payment and amortisation scope clear
A CAD100,000 principal amortised over 25 years under that fixed 6% convention produces about CAD639.81 per month. This does not forecast rates at renewal or include default insurance, property taxes or fees. Accelerated biweekly payments and variable-rate quotes require their own schedule and conventions.
